We understand that purchasing your first home can feel daunting. Walking you step by step through the entire home buying process, Kelly Maxwell and her team have the experience and expertise to help you find your perfect space.

We begin by identifying must-haves and wants. Will you require CMHC mortgage loan insurance? Do you envision yourself in a suburban, rural or inner-city property? Do you need a home office or easy access to public transit? Which features are most important? How many bedrooms, baths, and do you love to cook?

We want to ensure that your new home will work for you today and into the future. Do you need room to grow your family? Is it important that you live close to family and friends? Whether it is a condominium, new build, single-family home, etc. we educate you on the pros and cons of each. 

Then we research the communities that are best fit for you with the goal to find you the most affordable home in the best neighborhood. It is important you are familiar with the neighborhoods you are considering and are aware of zoning, traffic, active development permits, and various other site influences you may not have considered. For example, that beautiful green space across the street may belong to developers who plan to build a strip mall or high rise.

Buying your first home isn’t just about location and square footage (though these are certainly important). It’s about being able to envision your life in that space. We promise to consistently exceed your expectations and make your first home buying experience memorable (in a good way!).

The first step in your home buying journey begins with a clear vision of what you need and want in your first home. We take the time upfront to understand what you are looking for so that the investment you make today will benefit you far into the future. We start by meeting with you to determine your location requirements and preferences. Do you envision your first home in the city, suburbs, or maybe in the country? Are there any particular neighborhoods or communities you want to live in?  Do you require proximity to any amenities such as public transit, shopping, schools, recreation facilities, or maybe you want to be able to walk to work? 

Once we’ve determined the ‘where’, we need to consider the ‘what’. What size of home are you looking for? Are you looking for a certain number of bedrooms or bathrooms, or maybe you work from home and need an office? Is a garage a must-have? Do you love to garden and want a large backyard or prefer a maintenance-free space? We will help you identify must-haves from wants. 

The next step is to determine what you can (and want to) afford. Ideally, you already have a pre-approval letter from your lender but if not, we can help you with that. We have a solid network of trusted professionals, including mortgage brokers, that we can connect you with. We’ll also review all the costs that you’ll need to consider when purchasing your home - legal, inspection, insurance, utilities, etc. We share it all so that there are no surprises. 

Once you are clear on need, wants and budget we begin the search for properties with the goal to find you a home that ticks as many of your boxes as possible. When you decide on a home, we will negotiate the best price possible, and review all the documentation with you.  After your Offer to Purchase has been accepted, we walk you through the closing process and milestones so you know exactly what is happening, when. 

And last but not least, we hand over the keys to your new home for you to start new beginnings and create amazing memories.
